INFORMATION FRÅN STYRELSEN HSB TÄPPAN OKTOBER 2022    

GÅRDSDAGEN 

Gårdsdagen är planerad till den 15.e oktober. I samband med den kommer vi också sätta upp skyltarna för de ytor som gjorts om till cykelförråd respektive barnvagnsförråd. Under gårdsdagen kommer även valberedningen finnas tillgänglig för att svara på frågor om de uppdrag som finns inom föreningen.  

HÖJDA ELPRISER 

Föreningen har rörliga elpriser gentemot elbolagen men tar ut en fast pris på elen gentemot medlemmarna. Detta fasta priset justeras då och då utifrån de rörliga priserna och nu p.g.a. kraftigt ökade priser så kommer det fasta priset som tas ut från medlemmarna att höjas från 1,47kr/kWh till 3,20kr/kWh (före moms).   

I och med de höjda priserna så rekommenderar vi i styrelsen att man som medlem ser över sin förbrukning. Det som förbrukar absolut mest el i våra lägenheter är golvvärmen i badrummet ifall man har den påslagen, den går nämligen på el och inte på fjärrvärmen. Vi skulle också råda att man tänker sig för hur mycket varmvatten man använder, för även om det inte påverkar ens kostnader direkt så leder högre förbrukning bland medlemmarna en ökad kostnad för föreningen och därmed högre medlemsavgifter i framtiden.  

SOLCELLERNAS EFFEKT 

Samtliga solceller är nu igång och i snitt producerar vi 16 000 kWh per månad från alla våra solceller. Detta motsvarar ca 30% av den el vi förbrukar varje månad. Pengarna vi sparar in från denna minskade elkostnad möjliggör för lägre höjning av månadsavgifterna framöver. 

 HÖJD MÅNADSAVGIFT 

P.g.a. rådande omständigheter med höjd inflation som leder till ökade ränte- såväl som underhållskostnader och höjda elpriser som påverkar kostnaden för våra allmäna utrymmen, så behöver vi från och med årsskiftet höja medlemsavgifterna med 2%. Denna höjning är dock mycket lägre än den skulle varit om vi inte hade installerat solceller. Fr.o.m. Januari så kommer också avierna för el och månadsavgifter att komma ut månadsvis istället för kvartalsvis. 

 LADDSTOLPAR 

Vi har nu påbörjat processen med att hämta in anbud från installatörer och leverantörer av laddstolpar och tillhörande laddningsabbonemang.  

 iBox - PAKETUTLÄMNING 

Nu finns iBox tillgänglig för hämtning och lämning av paket. Den är placeras mitt emot expeditionen. Föreningen är inte ansvarig för boxarna utan detta är en extern tjänst som inte kostar föreningen något. Det innebär också att styrelsen inte kan hjälpa till vid eventuella problem utan då får ni kontakta iBox.

AUTUMN CLEANING DAY 

The 15.th of October we will clean our outdoors together. During this time, we will also show the new areas for storing bicycles and prams. The selection commitee will be available during the day to answer any questions you have about joining the board or contribute to the association in other ways.   

INCREASED COST FOR ELECTRICITY  

The association pay a variable electricity cost to our suppliers. But we charge our members a fixed price. This fixed price needs to be adjusted a couple times a year to adapt to the variable cost. Recently the cost has increased significantly. Therefor the fixed price for members will be raised from 1,47kr/kWh to 3,20kr/kWh (these are the prices before taxes).  

The board recommend everyone to evaluate the electricity used to see where some cuts can be made. The most electricity-consuming part of our apartments is the floor heating in the bathrooms. This run on electricity and not district heating so by powering off the floor heating you could reduce your cost significantly. We also advice you not to use more warm water than necessary. This doesn’t affect your electricity bill, but it does affect the cost for the association as a whole and the more we use the more it affects the monthly fees.  

THE EFFECT OF THE SOLAR PANELS 

All solar panels are now running and on average we produce a total of 16 000 kWh each month. This is the same as 30% of our monthly electricity consumption. The money saved from this installation means that we don’t have to raise the monthly fees as much as if we wouldn’t have the solar panels.  

RAISED MONTHLY FEES  

Given the current circumstances with high inflation that affect our interest cost as well as the daily maintenance cost, an increase of the monthly fees is necessary. The fees will be raised by 2% starting from Januari. Also, as of January the invoices will be sent out monthly instead of once every quarter for both monthly fees and electricity.  

CHARGING STATIONS 

The process of looking into the possibility of installing charging stations for electrical vehicles have now began and we are currently looking at several different options.   

iBox – PARCEL DELIVERY 

iBox are now available for collection and delivery of parcels. The iBox is located in front of the expedition. The association isn’t responsible for the iBox in any way so if you have questions about it or encounter any problems you need to contact iBox directly.
