Below you will find responses to some of the most frequently asked questions regarding transfer of ownership, fees, House Saving Accounts, and HSB membership.

Transfer of ownership

Majority of ownership transfers will be carried out through an estate agent, who will then be able to guide through the process. When the transfer of ownership is the result of a private property sale, a gift deed, division of estate or inheritance we require copies of the legal documents as we act as trustees of the property. Upon receiving the copies we will ensure that the correct details of ownership are registered with the housing association. A fee will be charged when details of ownership changes due to a sale of an apartment or a gift deed. It is however free of charge to register new details regarding ownership should the change be due to an inheritance or a division of estate. Please be informed that when details of ownership changes due to inheritance you will be required to send in copies of the registered account of the estate, as well as copies of any last will of testament. Furthermore, you are also required to send us copies of the formal distribution of inheritance.


When we have received the copies of the legal documents we will pass them on electronically to the property’s Housing Association for approval of any new members. Please note that the new owners are required to be HSB House Saving Account holders and Members of HSB Gothenburg in order for the Housing Association of the property to be able to approve the new owners. Am I required to be a member of HSB Gothenburg in order to own a HSB Housing Association Apartment?

All owners of a private Housing Association apartment in a HSB Housing Association property belonging to HSB Gothenburg are required by the statutes to be members of HSB Gothenburg. What is a transfer fee?

When the ownership of an apartment transfers due to a sale or due to the Housing Association Apartment being passed on in a gift deed there will be a fee for the transfer as regulated in the statutes of the Housing Association. This fee is 2,5% of the price base amount. It is usually the person selling the apartment that will pay the transfer fee, should nothing else be stated in the statutes of the Housing Association. The fee will be invoiced in conjunction with the new owners gaining access to the apartment.

How do I pay the first monthly fee when moving into the Housing Association Apartment?

When new the owners gain legal access to an apartment, invoices with the new owner details will be issued and posted. You should never pay an invoice for the monthly fee with the previous owner’s name and detail, always await invoices in your name and correct details. Should the day of access take place in the middle of a calendar month the buyer and seller need to settle the amount of that particular monthly fee. If an estate agent is being used for the sale of the apartment they can also assist with settling the amount of the monthly payment when the new owner takes possession of the apartment.

Why do I have to pay a fee for the mortgage deed?

The Housing Association is required by law to keep a register of the mortgage deeds registered to the apartments in the Housing Association. The statutes of the association authorizes the association to charge a fee for the administrative work related to updating the register of the mortgage deeds.
The fee for registering each mortgage deed is one percent of the price base amount, and will be added to the first invoice of the following quarter.

Why do I receive charges for the Individual Metre Reading after moving from the apartment?

Many Housing Associations have utility bills with individual meter reading system for each apartment for the use of hot water, cold water and heating. Each apartment therefore only pays for the usage of utilities based on the consumption of hot and cold water as well as heating. The usage of utilities is charged five months in arrears, which means that you will receive the bill for the January usage five months later in June, therefore you will have an invoice free period of utility bills the initial five months after leaving your apartment and moving out.

The final invoice will be issued in arrears covering the last five months of utility consumption prior to moving out. The final invoice will also state the amount of usage of utilities until the day of moving out/ owner transfer.

How do I become a member of HSB?

Can I transfer my membership between different HSB Associations?

If you already are a member of HSB, however registered at another location it is easy to transfer your HSB membership to HSB Gothenburg. Please contact your current HSB association and they will be able to assist you with this.

How do I begin saving using a House Saving account?

In order to start House Saving with us at HSB you need to be a member in one of the HSB Associations in Sweden. You will be able to choose how much you wish to save each month, for every 100 SEK you save you will receive a Saving Point. There is a limit of five Saving Points per month and sixty Saving Points per year. Please find further information following this link hsb.se/bospar

Am I required to deposit savings each month or is it possible to deposit a lump sum?

This is entirely up to you. Should you deposit a lump sum of savings into your House Savings account, the amount exceeding the maximum amount (500 SEK per month) will then be counted as excess savings. The excess will then be counted towards new House Saving Points each month that passes, until there is no excess left. It does not mean, however, that you are able to receive House Saving points retroactively. Please use the following link to find further information regarding House Savings Account here.

Why are my House Saving Points not visible?

New points are added up by the end of each month, the system will then assess how much money that is available in the account and what the corresponding House Saving points will be. It may take up to 3 working days before this is registered and visible in Mitt HSB.

How long do I have to save for in order to be able to get a contract for a rented apartment?

How many House Saving Points that will be required in order to get the contract for a rented apartment depends on how many other House Savers there are showing interest in that particular apartment. Am I able to transfer my House Saving Points to someone else?

It is possible to transfer your House Saving Points to; spouse, common law spouse, registered partner, parent, sibling, child/ children and grandchildren. It is also possible to transfer your points by partition of joint property, inheritance or last will. Please find the form for transferring House Saving Points here

What is HSB Dela?

HSB has launched a new model for young adults, aged 18-29, to own their first tenant owned apartment, HSB Dela. With HSB Dela HSB owns 50% of the apartment and the young adult 50%. 

HSB Göteborg is distributing apartments with HSB Dela in two coming new production projects, HSB brf Ramselyckan and HSB brf Spanjoletten

Dina pengar på HSB Bosparkonto och HSB Fasträntekonto skyddas enligt den danska insättningsgarantin som kallas Garantifonden. Den ger skydd för ett belopp motsvarande högst 100 000 euro per insättare. Du har äganderätt till fondandelar i HSB Depå. Fondandelarna hålls därför åtskilda från bankens egna värdepapper och därmed har du rätt att få ut dem vid bankens eventuella konkurs. Skulle det mot förmodan vara så att en kunds värdepapper har blandats med bankens egna, träder det danska investerarskyddet in, där kunden kan få ersättning med upp till 20 000 euro.
