For you who just have moved to Brf Idrottstävlingen.
Living in a condominium means that we together own and manage the houses where we live, and together we contribute to caring for the property and creating comfort and security.

Apartment keys:
If you are unsure whether you have received all the keys you are supposed to have, check with the deputy host office. The gate code system is changed approximately once a year. Do not give out the code to unauthorized persons. Consider the gate code as a "deed of value". It is also possible to open the front door with your key.

Parking spaces and Garages:
There are 160 parking spaces to rent subject to availability. Of these, a limited number are equipped with charging posts intended for electric and hybrid cars. Queuing system is applied. Contact the Deputy Host office for more information.

Bicycle parking:
Bicycles are parked in bicycle storage or in another designated place. Show consideration for the bicycle space by transporting bicycles that are no longer in use.

Laundry rooms:
You who are going to wash must know the regulations for the care of the machines and follow these regulations. After finishing washing, you are obliged to clean machines and spaces after you. Also remove lint in the lint box at the washing machine outlet. Leave the laundry room and machines in the condition you wish to find them when you come to wash yourself next time. Faults on machines are immediately reported to the deputy host. Never leave a broken machine for the next person to wash.

Guest apartment:
A guest apartment with up to four beds is available to rent for members. It is located at Westmansgatan 92. Contact the association's deputy host for booking.

Recycling room:
Sort your garbage and waste carefully for the sake of the environment and for the association's finances. Follow the instructions for garbage disposal found in each recycling room at Westmansgatan 40 and 88. For bulky garbage (cartons, etc.) there is a container at Westmangatan 42. The apartment key fits the padlock on the container.

Cable TV:
The association's central facility is connected to the ComHem digital television network. We have access to ComHem's basic range and radio channels without needing a decoder. Via ComHem you can order other TV channels via digital box.

Broadband:
The association has connected all the apartments to Telenor, a connection of up to 500 mb is delivered.

About joint costs:
Be sparing with hot water consumption and do not leave water running unnecessarily. Also be frugal with electricity in the property's common areas. Remember to take care of and take good care of the association's property. Costs for maintenance and repairs are paid by everyone jointly.

Public Safety:
Check carefully that all locked doors in the property lock after entering and exiting. Make sure that doors to common areas, e.g. doors to laundry rooms etc. are kept locked. Do not let any unknown person into the property and garage. Please notify neighbours or the board if you are away for an extended period of time. Good neighbourly cooperation is a good way to increase security and avoid vandalism, bicycle theft, break-ins, etc.

Fire safety in stairwells:
For fire safety reasons, nothing may be stored in the entrance or stairwell, such as storage boxes, carpets, prams, bicycles, etc. Pushchairs and walkers may, however, be placed in a specially designated space in the stairwell. This is because the staircase is an escape route and must not contain objects that could hinder or make an escape difficult. (Fire Protection Act). Your apartment must be equipped with smoke alarms. It is the member's duty and responsibility to ensure that fire alarms are available and that they are functional. Test them regularly.

Disturbing noise:
The greatest possible consideration must be given to your neighbours so that they are not disturbed. Before 7:00 a.m. and after 10:00 p.m., turn down the music and avoid flushing with water. Keep in mind that noise from the stairwells easily penetrates the apartments. Doors must be closed and not thrown away again. If you are disturbed on repeated occasions, contact the concerned neighbour in the first instance and talk about the matter. Living in an apartment means that you need to respect your neighbour. A basic rule is that you must never, at any time of the day, behave in such a way as to disturb your neighbours.

 Balconies:.
Balconies may not be used for permanent storage of items that do not belong to normal balcony furniture (such as car tires or similar). Grilling and fires are not permitted on balconies. Grilling may be done in specially designated grilling areas, located in the courtyards. Smoking is not permitted if this clearly disturbs your neighbour. Carpets and bedding must not be whipped on the balconies.

Pets:
Owners of pets are responsible for ensuring that they do not disturb or pollute the property. Pets must be kept under supervision so that other residents are not disturbed.

 Reconstructions/renovations:
You as a condominium owner may not, without the board's permission, carry out rebuilding or renovations that include changes to existing pipes for sewage, heating, tap water, electricity or other significant changes, e.g. changing floor covering/floor heating or fan systems. To be safe, talk to the deputy landlord before starting any major work in the apartment.

 

Statutes and housing rights act:

As a member, you have promised to follow the board's statutes, rules and the Housing Owners Act.

 If the member does not follow the rules despite a reminder, there may be a question of dismissal and the board can question whether you should be allowed to stay if the rules are not followed.
