Living in a leashold estate has many benefits. It’s easy and risk free since you are free to choose when – and if – you want to move to another residence.
• Being a tenant is like choosing from a buffet; You can live in the city center or near the woods. You can live close to your work or a kindergarten. Maybe you need two rooms? Or four?
• You are free to move out whenever you want. The only requirement is the contractual three months notice period.
We want you to feel at home in your apartment while being a tenant with us.
Living in a leashold estate opens up many opportunities – and also give you certain rights towards us as a renter. The rental tenancy also means that you have obligations, both towards your neighbours and against us; Your landlord.
We also want you to know what to expect from us as a landlord and what we in return expect of you as tenant. If you and your neighbours knows about the rules and are following them, the residence will be a pleasant place for everyone.

You are obliged to show consideration to your neighbours. Keep in mind that you live in a recidence with neighbours next door. They don’t want to be disturbed - like you don’t want to be disturbed by them.
Loud screaming and music or TV on a high volume are often quite bothering for most neighbours. Keep in mind that there is almost always a neighbours at home that wants peace and quiet even in the daytime. Lowering the volume on your TV, radio or computer games can be a way to promote good neighbourly relations.
It’s even more important to think about the sound volume late at night. It is wise to notify to the neighbours in advance if you are going to have a party with many guests, for example.
Risk of immediate termination
Any tenant who disturbs one’s neighbours and whose behaviour doesn’t improve after reprimands may risk termination of one’s rental contract.
If interference is serious, you can be immediately evicted.
As a tenant is important for you to be aware that you are legally responsible for the behaviour of anyone else sharing your household, as well as guests visiting the apartment
You have to pay the rent in advance every month. The payment must be done no later than the last day of the previous month that is referred.
This means, for example, that the rent for October should be paid and provided to the landlord by the 30th of september, the latest.
Any tenant who does not pay on time are risking the termination of their rental contract. In the case of a payment being late, we will sent a reminder notice to the tenant within a few days. If the rent still remains unpaid a debt collection business will be involved and the tenant risks having one’s rental contract terminated. The tenant can also risk the termination of their rental contract if they fail to pay the rent on time on numerous occasions.

As a tenant you are obliged to take care of your apartment by cleaning it and keeping it tidy.
Here are some simple tips:
• Keep the stove and oven clean so that grease and dirt doesn’t cause burns.
• Defrost your fridge and your freezer on a regular basis. Let the ice melt away on its own. Don’t poke or break the ice with knives or other sharp objects. This almost always leads to damages for which you are accountable for.
• Always be careful when cleaning wet areas. Use mild detergents when cleaning your bathtub, toilet seats and washbasins. Never use corrosive liquids that can destroy enamelled surfaces.
Sometimes things break that belongs to the apartment. It can be because of an accident or from years of wear and tear. You have the right to get the defects repaired.
This, for example, applies to the fridge and freezer, stove, leaking taps, sewer blockages - and much more. It is important that you contact us immediately when you discover a defect so that the damage doesn’t aggravate. Always make a damage report directly to your local HSB office and they will process your report and implement necessary repairs.
Also, it is your own local HSB staff that keeps the stairwells, gardens and all the common areas nice and clean. But please notice that it is also important for you as a tenant to help making the living conditions pleasant for everybody.
For example, littering, graffiti and property damage does not occur by themselves and the sanctions affects all residents in your building negatively.
So do your part in creating a collective appreciation for the shared environment; common rooms, stairwells, laundry rooms, gardens and flowerbeds.

Don’t place your personal property in the stairwell area or outside your door. It doesn’t just bother other residents, but it can also constitute a risk in case of emergencies.
Bicycles, trash bags, muddy footwear, and strollers will stand in the way for neighbours and our cleaning staff and are therefore forbidden to place in stairwells and doorways.
Please observe that bulky waste in the stairwell can cause severe damage as it may prevent emergency personnel to reach through to people affected by illnesses, accidents or in case of fire. Blocked evacuation routes can have serious consequences, so don’t forget to bring in your personal belongings into your apartment. Put them in your storeroom, on the balcony or in specially intended places if those are avaliable.
The laundry room is possibly the most important common space in the whole residence. It is a place where many good neighbourly relations, and unfortunately some bad, have had their beginnings.
Please let the laundry room become a pleasant meeting place in your residential area. And it will surely be, if all tenants follow these simple rules:
A common source of irritation for many residents is pets, primarily dogs and cats.
There are some important basic rules in place if you are a dog or a cat owner:
Sometimes you get vermin in your apartment. For example, the meal beetle who likes to show up in the kitchen pantry.
There are also a number of other unwelcomed bugs that might appear in the apartment. If this happens – Contact us and report it as soon as possible! The meal beetle can be brought home to you by flour products that you buy in the supermarket. It can also spread itself to your neighbours. That’s why it is important for you to contact us so that we can stop the vermin from spreading.
Too many have experienced it. To suddenly get a cloud of dust and sand all-over oneself while having lunch on the balcony.
Carpets can be cleaned in many different ways. But never by shaking it from your balcony or window. It is especially un-pleasant for those neighbors living below you.
The walkways in the residental area are intended for walking pedestrian. Not to be driven on by mopeds, bikes or cars.
Using motor vehicles in the residential area means increased risk of accidents and are also disruptive to the residents. Always follow the rules as applies to general traffic in your area.
As a tenant you have the right to paint and hang wallpapers by yourself at your own expense, without our permission. But not just in any way.
It is important that the work is made professionally, meaning it is done safely and properly. You are not allowed to put up extreme color patterns or color combinations.
In case of uncertainty do not hesitate to contact us! It costs nothing extra to ask beforehand and it makes it better for you. If your work is not considered professionally executed, you can be liable for restoration charges.
If you want to switch apartment with another tenant at HSB for example to another neighbourhood or size – contact us. It is fine as long as we are able to approve the new tenant.
According to the rental law you are allowed to sublease as long as you have a permission from the landlord. It may be a occasion when you temporarily want to study or work in another city. Foremost, it is always wise to find out exactly what applies if you have plans to sublease.
The issues of responsibility can be very tricky and should always be regulated in an agreement or contract between the concerned parties. That’s why we are re-commending that you contact us for help.
Too many tenants are forgetting or are refraining from insuring their homes. We always advice our tenants to get a good home insurance.
We all know accidents occur. We just don’t know where, when or who is going to be affected. A home insurance gives you financial compensation for damage of your property, from theft and in case of fire.
When you are in the decicive stage of making plans to move out of your apartment, remember that the rental contract must be canceled at least three months before you can move out.
The notice period is counted from the date when the landlord receives your written notice and it extends thereafter for at least three full calendar months.
This is how the notice period is counted
If you terminate your rental contract on April 30th, a new tenant will move in by August 1st. The notice period will be May, June and July. However, if you are waiting with the termination of your contract until May 3rd - Then the contract runs until August 31st, a new tenant will move in by September 1st, and you will keep the apartment and pay rent for the rest of May and the whole of June, July and August.
